Where to list new developments in Colombia: a guide for builders

Updated October 4, 2026

How to promote a project off plan or under construction: what to publish, unit types, the sales office and following up on leads.

A new housing project sells over months or years, almost always before it is finished. People who look for one online want to know four things: where it is, what unit types there are, the starting price and when it will be delivered. Listing it well means answering those clearly.

Where a project is promoted

  • Property portals with a new-developments section, where buyers can filter for new homes only.
  • The project's or the builder's website, which gives credibility and collects leads.
  • The sales office, which is still where deals close.
  • Search and social advertising, which works best when it leads to a complete page about the project.

What the listing should contain

  • Stage: launch, pre-sale, under construction or ready to deliver.
  • Unit types: each with its area, bedrooms, bathrooms, parking, "from" price and availability.
  • Construction progress and estimated delivery date.
  • Total and available units.
  • Location on the map, and the address and opening hours of the sales office.
  • Images and brochure: renders, floor plans, photos of the show unit and of the works.
  • Shared amenities and finishes, stated exactly. What the advertising promises binds the builder.

Developers have their own account type. Each project is listed with its stage, its unit types with "from" prices, construction progress, delivery date, available units, sales office and brochure. Projects appear in the New developments section, on the home page and in the developers directory.

  • Sales advisors: the sales office's advisors register as part of the developer and receive the leads.
  • An AI assistant: answers enquiries at any hour about unit types, prices and delivery, and books the visit to the sales office.
  • In Spanish and English, for buyers abroad.
  • Measurement: how many people viewed the project and how many got in touch.

The Developer plan is charged per project listed; there is a version with your own website. Prices are on plans and pricing. To begin, register your company or ask for a demo.

Tips for getting enquiries

  1. Publish the real "from" price. A project with no price gets fewer and weaker leads.
  2. Update availability and construction progress every month. A project that looks abandoned breeds distrust.
  3. Reply the same day. New-home buyers compare several projects at once.
  4. Explain the payment plan: reservation, down payment during construction, and the balance by loan or own funds.

Frequently asked questions

Can I list before I have a building licence?

You can announce the project, but to take money from buyers the developer must meet the legal requirements for selling housing with the municipality and, if a trust (fiducia) is used, have it set up. Always state the real stage.

Is each tower or phase a separate project?

List as one project each group that is sold as a commercial unit, with its own unit types and delivery date.
