Where to find real estate in Colombia: houses, apartments and farms

Updated October 4, 2026

Where and how to search for property for sale or rent in Colombia, how to filter well and how to tell a trustworthy listing.

House-hunting in Colombia no longer starts by walking neighbourhoods: it starts on your phone. Here are the ways to look for houses, apartments, farms and lots, and how to find quickly what actually suits you.

Where to look

  • Property portals. They gather listings from many agencies, developers and owners, with filters by city, price, type and size. It is the fastest way to compare.
  • Local agencies and realtors. They know the neighbourhood and sometimes have properties not yet listed.
  • Sales offices, if you want a new home. You can see the show unit and the payment terms there.
  • Social media and street signs. Useful for one specific neighbourhood, but hard to compare and more often out of date.

How to search on LuxuryHomes.com.co

  • Type what you want, the way you'd say it: "three-bedroom apartment in Chía under 800 million" or "pet-friendly house for rent in Envigado". The search understands city, neighbourhood, type, price, bedrooms, estrato and more.
  • Or use the filters: department, city, property type, sale or rent, price and bedrooms.
  • Open the map to see what is available in the area you care about.
  • Choose who lists: directly from the owner, agencies or realtors.
  • Ask for alerts: from a property you like, you can get similar ones by email as they are listed.

You can start with properties for sale, properties for rent or new developments. The whole site is in English and Spanish.

How to filter well

  1. Start from the full budget, not only the price: add the monthly building fee, utilities and, if you are buying, closing costs.
  2. Pick two or three areas, not the whole city. The daily commute matters more than ten extra square metres.
  3. Separate must-haves from nice-to-haves: bedrooms, parking and pets are usually must-haves; the view and the floor, nice-to-haves.
  4. Check the estrato: it changes what you pay for utilities. We explain it in What is estrato.

How to tell a trustworthy listing

  • Complete details: area, bedrooms, bathrooms, estrato, building fee and location on the map.
  • Real photos of every room, not just the façade or a render.
  • Who is listing: on LuxuryHomes.com.co agencies and realtors are verified, and private owners appear as "Verified owner" after we check their ID and the property's certificate of title.
  • A market price. A price far below the area's is a warning sign.

Never send money to "reserve" a property you haven't seen, or to pay for a viewing. Payments are made against a signed lease or promise of sale.
